Beautiful and unique 1590 villa on Camaiore hills, Pedona (LU) in Tuscany.
The Villa of about 900 m2 is catastally separated into two units but the property is unique. The view is spectacular looking east of the Lucchesia, north of the Apuan Alps and west of the Forte dei Marmi and the Gulf of Liguria. The villa was born as a watchtower and only in the middle of the 700 it becomes a historic residence of the nobility of Lucca.
The villa stands on three levels: ground floor with technical room, laundry room, one for the cellar and an independent apartment for the patio overlooking the garden and inside the villa. Always on the ground floor a consecrated chapel and the two entrance doors, one on the east side (with views of Lucchesia hills) and one on the west side (on the sea side). The first and second floors are made up of a central salon, which overlooks a series of living rooms (on the first floor) and rooms (per second).
Every room, living room, hall, and passages are completely frescoed (walls and attics). The room where Napoleon's curtain fresco is present at Waterloo appears genuinely fantastic for its finish and pastel colors.
The villa is fully furnished with high-end furniture (1820-1850). The villa has been completely restored and in particular the frescoes were cleaned and washed without altering the colors and kept under the control of the Fine Arts (the villa is not bound). Copper heating systems are outside the walls to avoid alterations of the villa. In the attic there are room for storage of materials, or passage areas for the windows that overlook the roof.
The real estate units are equipped with an autonomous methane gas heating system.
The marvelous garden surrounds the property completely, it is about 10.000 mq, there is an olive grove and a forest of ancient holm oaks and chestnut trees. The project for the construction of one and two swimming pools is approved, depending on your liking. In the garden there are ancient Tuscan crates (Impruneta) and tall trees with cyclamen plants, camellias and lemons. A rosette is present along the stone wall surrounding the property from the street.
Access to the villa can be reached by car either from the main gate or from pedestrian secondary access or from the woods. Finally there is a last access to the property which allows you to enjoy a large parking lot.
The villa is located a few minutes away from the village of Camaiore, about 20 minutes from the beaches and the resort of Forte dei Marni and of Pietrasanta and is about 30 minutes from Lucca and from the airport of Pisa.
