The story of Guardea, which originally had the name Guardege, follows that of the most important centers of the Amerino, as Alviano and Lugnano in Teverina. On the beautiful Piazza Panfili overlooks the Church of San Pietro and San Cesareo (eighteenth century), formed by a single nave with three chapels on each side. In the church there are numerous and valuable paintings of the XVI-XIX centuries, including an Coronation of the Virgin of 1500, a Last Supper attributed to the school of Gian Francesco Perini and others. In the municipalities of Guardea and Alviano 900 hectares extends a Naturalistic Oasis, entrusted to the protection of the WWF.
The reconstruction, with seismic and energetic adaptation of the building to the current legislation, lying the same perimeter and shape of the existing including the reconstruction of the external staircase to reach the first floor. Also on the ground floor are two bedrooms and a bathroom. The entire ground floor is accessible to people with motor disabilities. In the entrance there is an internal staircase of dimensions 85 cm made of metal structure and glass railing. On the first floor, which can be accessed both from the internal staircase and from an external staircase through the small portico, there is a bedroom with an internal bathroom. A basement room with an internal height of 240 cm will also be built and accessible only from the outside. The room, with a usable area covered 30,03 square meters, is used as a local plant. A pool will be created with a rectangular basin of size 4,00 x 14,00 and a depth of 135 cm with height of the free water surface of 120 cm. The pool area can be reached via two accesses, a stairway and a path with ramps with a max gradient 8% and width 150 cm, to allow access even to people with mobility difficulties. The solarium area has a depth of 3,00 ml and is equipped with an outdoor shower. The room for the pumps and the filtration tanks are buried and accessible through a trapdoor located in the solarium area. The building, designed according to high standards of energy saving, is equipped with an integrated radiant heating and cooling system with a de-humidification system for controlling the dew point of the radiating surfaces. The hot water generation system for both heating and the sanitary part consists of a heat pump.
It will be totally insulated, with a heating and cooling system on the ground. The thermal system will be with solar panels.
It will be free of architectural barriers throughout the outdoor driveway (garden - swimming pool) and ground floor of the farmhouse.
