Monte Argentario is one of the natural, exclusive and residential localities in Italy. It forms a peninsula full of history, flora and fauna. From the 1980 the area is protected by all forms of further construction and there are only a limited number of beachfront villas built in the 70 years and each with approx. 10.000 square meters of land. The Villa was built by the owner 32 years ago and kept in perfect condition.
The Villa is located in Le Cannelle, in the municipality of Orbetello, and is one of the great Villas in this area. It faces south directly on the sea front. The condominium area is fenced and the immediate access roads are private. Some of them are unpaved because the area has been declared a nature reserve. There are numerous fortresses and ancient towers in the area. There are three historic villages nearby: Porto Ercole, Porto Santo Stefano and Orbetello, all reachable in approx. 20 minutes, and where there are excellent restaurants and shops. There are also several Marine, Tennis and Golf Clubs within easy reach. The nearby countryside is called the Maremma and offers excellent food and wines as well as historical sites. The Rome Fiumicino airport is less than two hours away, while Siena and Florence can be reached in two and three hours respectively. There are excellent train connections from Orbetello station. The local private airport of Grosseto is only 45 minutes by car.
The main house consists of about 315 square meters of habitable area. There is a suite with a master bedroom and three guest suites all with the respective bathroom. The house is heated with a diesel boiler and the master bedroom has air conditioning. Under the main terrace of 300 meters there are two additional apartments for a total of 170 sqm with three bathrooms both facing the sea. Apartment A includes a "pirate bar". These two apartments are fully equipped with kitchens and furniture. The surrounding area is terraced. All rooms are with sea view. In each lounge there is a satellite television place, internet access, telephone. The master bedroom has air conditioning while the other is set up. A comfortable beach shower / storage room is located adjacent. The main house has a parking space of 220 sqm with coverage. An elevator leads directly to the Villa going down for a total of 13 meters. The two separate apartments can also be reached by a special secondary access road with parking spaces nearby.
There is a large condominium swimming pool within walking distance where you can easily subscribe. There is a private descent to the sea. An area adjacent to the apartments has been set up for a swimming pool for which a building permit is required.
Condition and finishes
The Villa is supplied with fresh water from the springs of the Cannelle and the aqueduct is located in a condominium as regards maintenance and management. The house next to the Villa is a marvelous tower of the 16 century. The static of the Villa has been defined by one of the most renowned engineers in the field: Professor Meardi, professor of the Polytechnic University of Milan. The house is built on the base rock of the mountain and the entire sea front was consolidated with well 56 reinforced concrete poles 30 meters deep up to the sea level. The typical Tuscan architecture has been defined by the architect Canepari of Florence and the finishes including the flooring, the walls, the woods and the rocks reflect the colors of the region. It is a unique property without comparisons. The house is completely furnished. The objects of art and antiques are excluded from the sale. Excluding the sale are also movable inventory and personal items.
Potential for use
The profile of the potential buyer would be a person who loves nature, the sea and maximum comfort at the same time. The potential buyer must agree to drive a quarter of an hour on a narrow but very scenic road. It must be sporty to swim under the house from a rocky platform or from rocky and pebble beaches; a person who loves Italian culture and language and the many things that the region of the Tuscan Maremma offers. There are local real estate agencies that can find customers as renters for the summer months. Rental income could largely cover the aforementioned annual cost.
The total annual cost of condominium, surveillance service, water consumption, electricity, taxes, (ICI) and urban waste is approx. 20.000 Euro. (excluding maintenance of the house and garden).
